Use Restrictions
Section 1. Residential Use. Except as provided herein and except for those portions of the Property upon which common facilities have been or will be erected and owned by the Association, the Property shall be used only for residential purposes.
Section 2. Rubbish and Trash. No portion of the property shall be used or maintained as a dumping ground for rubbish, trash or garbage. Trash, garbage or other waste shall be stored only temporarily awaiting pickup and must be kept in adequate sanitary containers. All equipment for storage or disposal of trash and garbage shall be kept in a clean and sanitary condition. Trash containers should be placed beside the street, not in the street and not more than one day prior to the scheduled pickup date. Debris created from the maintenance and landscaping of yards and Lots may be placed beside the road for pickup by the municipality. Yard and Lot debris shall not be left for a period of longer than one week
Section 3. Exterior Maintenance. All exterior finish of homes and outbuildings, including shutters and other fixtures, shall be maintained in good condition as determined by the Architectural Committee. Other structures located on the property such as fences, play or swing sets, arbors, gazebos, pergolas, etc., shall be maintained in an aesthetically pleasing manners as determined by the Architectural Committee.
Section 4. Lawns and Landscaping. Lawns must be routinely cut so grass shall not become unsightly. If lawns are not maintained, the Association reserves the right, after notification of the owner and at the owner's expense to enter upon the property and maintain the landscaping. All cost shall be added to the Owners account and may be secured by lien as provided herein. Small equipment such as lawnmowers or maintenance equipment shall be stored in a garage or approved structure.
Section 5. Parking of Vehicles. No vehicle shall be used as a living area while located on the property or streets of the Association. No vehicles shall be parked on lawns visible from the street or common area.
Section 6. Prohibited Vehicles. Tractors, mobile homes, recreational vehicles, trailers, campers, camper trailers, boats and other watercraft, dune buggies as well as other vehicles not licensed for road use shall be parked in an enclosed garage. Stored vehicles and vehicles which are either obviously inoperable or do not have current operating license shall not be permitted on the property except within an enclosed garage. If a homeowner is unable to store the vehicles listed above in an enclosed garage, they may be stored on the property if they are adequately concealed from view by means approved by the Architectural Committee. This provision shall not apply to watercraft approved for use on Lake Napier and Wood Duck Pond.
Section 7. Commercial Vehicles. No commercial vehicle used in a business or other purposes shall be parked or stored upon any residential lot, common area or road within North Springs. An owner may park or store one commercial vehicle, including a sedan, standard pickup truck, or van, that is used for commercial purposes by the owner or occupant of the home.
